Attempting to explain this masterpiece in the couple of sentences isn't an easy task. Recommended as one of Pattaya's super-luxury condominium developments, anticipation of the completion of this beach front icon grows with each passing month. Reflection Jomtien is the newest creation of Major Development Co, Ltd. Originating in Bangkok. Major Development boasts a completed project portfolio of 10 high end structures worth more than 30 billion baht. Their stellar condo construction history makes them among a few number of local builders worthy of tackling a project of Reflection's caliber.

The impressive launch of Northshore by Raimond Land in 2004 began a wave of would-be up market designers wanting to enter the Pattaya housing marketplace and uncover similar results. Unfortunately underfunding lead to defunct projects such as 'The Sails', 'Ocean One Towers', and 'La Royale' rapidly clearing the way for well funded Raimond Land to be the leader in Pattaya’s luxury market. Major Developments joined the market with its launch of Reflection Jomtien in 2008, offering a solid, well funded and very competitive option to the recently completed and 90% sold out 'North Point' Pattaya. Individually funded local developer PPD offers 'The Cove', Pattaya's highest priced and most recently completed property which at this writing is approximately 50% sold out.

Reflection Jomtien is Majors most impressive answer to directly compete with North Point and The Cove Condominiums. But, selling an impressive 45% prior to the start of construction makes Reflection way ahead of its competition. Clients trying to find a less pricey off plan investment may also want to consider 'Modus' in Wong Amat Pattaya condo, although it is of substantially different finishing standard. At the time of this writing there are no properties in the area that tout Reflections exceedingly high standards, but buyers will see the completed yet undersold projects mentioned above have similar quality.

Some may argue that the price point may appear high for this property, but in our opinion the value is remarkably strong because of advantages the development offers. Reflections Jomtien Condominium - Basic Info

Visually the towers easily impress any admirer of high end condominium property - two towers boasting only 332 units, so crowded common areas are not an issue. The designs have changed Pattaya's luxury scene through extensive use of imported finishing materials. Exterior designs along with the cleverest common areas we’ve seen on any project in the Pattaya condo marketplace. The exclusivity within the Oceanfront tower is unmatched, offering only two 3 bedroom plus maid quarters units per floor. Each will have a private lift to the lobby, and full glass “stargazer” style windows in the master suites. All residents will enjoy a perfect west facing sea view.

The back tower offers a wide selection of designs including 58 Sq. Meter 1 bedroom models, and 2 and 3 bedroom duplexes with private gardens. Reflection offers 11 total different unit configurations to fill every buyers needs.  One of the features of the front tower is that Sunken outdoors Jacuzzis can be found across the patios of all the 3 bed units, and some Penthouses even boast full roof gardens.

Common areas include 3 pools (1 beach infinity pool), multiple water garden areas, 4 story high lobbies, 6 sky gardens, 2 sky lounges, floating cigar lounge, floating private cabanas, tennis courts and waterfalls are just a few of the amenities Reflections offers for their residents and their guests to use exclusively. Common areas are unmatched by any development we have toured anywhere in Asia.

Location

Reflection is located in the southernmost most quiet a part of Jomtien. The waves in this area break close to the ocean wall thus troves of vacationers will congregate in other parts of Jomtien beach. If you are considering renting your unit short term, we advise marketing it through corporate rental agencies, as Reflections is not an ideal property choice for high rental occupancy and a strong ROI. Most residents buy for personal use in this luxury beach front property.

The far Southern end of Jomtien beach is directly accessible by sukhumvit road, creating easy access to Reflection. The beach area is defined by a simple boardwalk area, and is free of the usual walking vendors and food carts, so often found on neighboring beaches. Although other high end developments offer beautiful scenery, the Southern Jomtien area is a lot more peaceful, enabling residents to elude everyone without having to venture out as far as Ocean Portofino, White Sand Beach, or any of Najomtien’s other offerings.
